The program provides all the benefits of a large loan program but limits the
work, time and costs involved in the underwriting process. Rates are fixed
for programs of 5, 7 or 10 years with 25 or 30 year amortization dependent
upon loan product. Rates are based on a margin over the corresponding treasury
bill and competitive with large loans. However, the underwriting fees,
including legal, are capped generally around $10,000 which makes this financing
most attractive. Third party reports are limited to appraisals and environmental,
and loan documents are simplified. Minimum financing is $1,000,000, loan
fee is 1%.
